This beautiful villa is nestled right on the edge the national park, a short drive away from the famous Atlantic beaches.  We are situated 4 minutes by car from the centre of  the charming Landais village and market of Lit et Mixe, 6 minutes by car from the beach (Cap de l'Homy), Leon and Leon Lake. It is 7 minutes on foot from the well-known restaurant L'Estanquet and cycle paths take you in all directions! The bus stop for free shuttles to villages and beaches in July and August is approx 7 minutes on foot.

At the front of the house is a small patio and herb garden, shaded by trees. It's east facing for those sunrise coffees and shady afternoons. You'll be woken by wonderful sunrises and the dawn chorus. To the north end of the house is a small orchard and also parking spaces off-road for 2 cars.

Behind the house is a haven of peace, spacious and private, bordering the forest and facing southwest - ideal for aperitifs watching the sunset through the trees, with the owls calling as a backdrop. There's a BBQ, an outside eating area for 10 people, sunloungers, parasol and a pool.

On the ground floor, you have the entry hallway, a large living space composed of the lounge with TV and speaker, and the dining area for 10 people. There is a large fully equipped kitchen, a bathroom with both bath and shower plus 2 sinks, and a separate WC. There is one bedroom with 2 single beds plus a sofa bed, and sliding doors leading to the front patio, and one bedroom with a queen bed.

Upstairs, there is a cosy mezzanine area, with a bookshelf and desk. 1 bedroom with a double bed and doors leading onto an east-facing balcony (no piano), 1 bedroom with 2 single beds and a west facing balcony. 1 bathroom with toilet, shower and sink.

4 bedrooms (2 single beds, 2 single beds + sofabed, 1 bed 160cm, 1 bed 160cm) large living area with fireplace, kitchen, cosy mezzanine with desk, 2 bathrooms, 1 WC, small enclosed east-facing garden at the front for sunrise coffee, the back garden is a peaceful haven bordering the national park, west-facing for sunset aperitifs, BBQ, dining area, swimming pool, games (volley, boules Jenga etc.) provided. 2 parking spots. New furniture and dining table for 10 people, smart TV Autonomous check-in is available if required.
